What Our Model Delivers

Every project starts with two fundamental questions: what is possible here, and what will it cost? On a new build, our civil engineers evaluate what the site can accommodate (grading, servicing, stormwater, access) while our architects evaluate building form and program. On a renovation or conversion, civil is assessing site conditions, access, parking, and servicing capacity for the new use while architecture is evaluating what the existing structure can become. In both cases, our cost team prices the answers before a dollar is committed to design. Clients know what is achievable and what it will cost before the project takes shape, not after.

Our team includes professionals who have come from the construction side of the industry, people who have managed sites, priced contracts, and worked with trades in the field. That knowledge lives inside our design process. It informs what gets drawn, what gets specified, and what gets priced before construction begins.

Before Vigilant designed its first building, we spent more than a decade as an owner’s project management firm. We sat on the client’s side of the table. We learned exactly where project budgets erode, where coordination gaps form, and what an integrated team changes for the owner.
We built Vigilant to address those realities. Our architectural team includes former contractors who know what a design decision will cost in the field before it’s ever specified. Our cost professionals are in the room during design. Budget certainty is built in from the first sketch. Our project managers grew out of owner’s representations. Their first instinct is to protect the owner.

Project Spotlight
Vigilant was proud to contribute to the restoration of the iconic Majestic Theatre, with the vision of transforming it into a vibrant cultural hub in the heart of St. John’s, NL. The project restoration was not only about creating a modern, functional performance space, but also preserving a piece of the city’s heritage. The revitalized theatre features approximately 350 seats, a stage, entertainment areas, and a bar/café. Vigilant approached this work with careful planning, technical precision, and a deep respect for the building’s historic significance. Our team understood that we were not merely renovating a structure, but helping to protect and celebrate a legacy. The Majestic Theatre restoration is one of the most meaningful projects Vigilant has delivered. A heritage building brought back to life as a working 350-seat venue, to the benefit of the entire community.
